Documents for the sale of a house built by the seller
First of all, it is necessary to distinguish between the sale of a first-hand house, that is to say, a house whose seller is also the one who created the construction, and the sale of a second-hand house, because the documents to be submitted are not strictly the same. In the case of a newly purchased house, it is not uncommon for the seller to think that it does not have a title. However, the house was built on a plot of land, which means that the decision to purchase the land must be submitted to the notary. Subsequently, buyers file a request at the town hall to obtain a building permit, so actions related to the building permit are also necessary. Documents for the sale of an old house
If you have purchased a second-hand house, you must present to the notary the deed of purchase that you signed at the time of the purchase. You must also submit the file containing all the mandatory technical diagnostics attached to the house, namely:
- Surface measurement under the Carrez law.
- Energy performance diagnostics (DPE).
- Asbestos diagnosis if the building permit was issued before July 1, 1997.
- Diagnosis if the house was built before January 1, 1949.
- Termite diagnosis when the house is in a risk area.
- Certificate of the state of natural risks.
- Gas diagnosis if the installation is over 15 years old.
- Electrical diagnosis if the electrical installation is over 15 years old.
- Diagnosis for non-collective hygiene for houses not connected to sanitation.
